The short version
Unit A306 at Riverside Club closed at 11:30 on the morning of June 4, 2026. Thirty minutes later the listing was live. At 5:49 that evening the first reservation came in — a four-night stay two weeks out. None of that was luck.
The owner arranged for the selling agent’s photographs before closing. While the sale was still pending, we optimized every image, wrote the listing copy and photo captions, and built the pricing plan. On closing day the only job left was to switch it on.
The first guests checked in on June 18, fourteen days after closing. By day 90 the condo had hosted 13 stays across 60 booked nights. Thirteen reviews have come in since launch. All 13 are five stars, with a five in every category. Airbnb now ranks the home in the top 5% on the platform and lists it as a Guest Favorite. Twenty more stays are already on the calendar, running through June 2027.
For the owner, the work ended at closing. Guest messages, door codes, turnovers, pricing and review replies all run through us.

Launched in June, the slowest stretch of the Marco Island year. Summer first, winter next. The first 60 booked nights averaged $149. The 20 stays already on the calendar, October through June, average $329 a night.
Where the bookings came from. Airbnb carried most of the volume and Vrbo filled two summer stays. A 21-night direct booking for March 2027 pays no platform fee.

What actually made this work
Photos, copy, captions and pricing were finished while the sale was pending. The listing went live 30 minutes after the keys changed hands, not three weeks later.
June is Marco Island’s quiet season, and the first 90 days averaged $149 a night. The 20 stays on the calendar for October through June average $329.
Spotless turnovers, a stocked coffee bar and beach kit, and fast replies. Guests name the same things in reviews: clean, responsive, “thought of everything.”
We know Riverside Club’s rules, office staff and seasonal parking, so guests arrive knowing how car registration works and where to park from December to April.
